Land
Land & planning promotion
We work with landowners to take sites through planning, through options and promotion agreements, and we fund the planning work.
Property development & investment
A national specialist developer headquartered in Northumberland: land promotion, open-market and later-living homes, and selected commissioned schemes, building a rental portfolio funded from development profits.
What we do
Land
We work with landowners to take sites through planning, through options and promotion agreements, and we fund the planning work.
Homes
Open-market homes in places people want to live, designed to recognised space and accessibility standards.
Later living
Self-contained flats for later life with a scheme manager, 24/7 digital call and shared lounge, let directly to residents. Coming soon.
Providers
Complex-care bungalows, extra-care flats and general-needs homes for registered providers, care providers and councils, sold as finished schemes on an open book.
How we work
We control land through options, promotion agreements and conditional contracts, and secure planning before capital is committed.
Every scheme has its buyer, provider or market in view before we commit to a site.
A standing team of architects, planners, cost consultants, engineers and solicitors, with a principal-contractor partner, so schemes run in parallel.
Partners
We deliver with partners, not alone. Tell us what you need and we will say straight whether we can help.
About
We find land and buildings, secure planning and deliver homes: for sale, for later life, and for housing and care providers.
Development profit funds a growing portfolio of rental homes that we keep and let directly.
Headquartered in Morpeth, Northumberland, and working across England.
Founder & Director
Mechanical engineer. Steven founded The Clifton Estate and leads its strategy, acquisitions and partnerships.
